Breakdown
| Ontario land transfer tax | $9,475 |
What this includes
Ontario and Toronto land transfer tax, BC property transfer tax, and Alberta land titles fees, with first-time buyer relief. Other provinces are not modelled and the page says so.
How we calculate
Ontario land transfer tax (one or two single-family residences): 0.5% to $55,000, 1% to $250,000, 1.5% to $400,000, 2% to $2m, 2.5% above; eligible first-time buyers (18 or older, Canadian citizens or permanent residents, never owned a home anywhere, moving in within 9 months) get up to $4,000 back. Toronto adds the municipal tax on the same bands, then 2.5% to $3m, 4.4% to $4m, 5.45% to $5m, 6.5% to $10m, 7.55% to $20m and 8.6% above (rates as of 1 April 2026); first-time rebate up to $4,475 on the same conditions. BC property transfer tax: 1% to $200,000, 2% to $2m, 3% above, plus 2% on residential value above $3m; eligible first-time buyers (Canadian citizens or permanent residents who have never owned a home they lived in, have lived in BC for a year or filed 2 BC tax returns in the last 6 years, and move in within 92 days) are exempt on the first $500,000 up to $835,000, tapering to nil at $860,000; BC's newly built home exemption is flagged for a new build, not computed. Alberta has no transfer tax: land titles charge $50 + $5 per $5,000 of value for the transfer and of the mortgage amount. In Ontario, 8% sales tax on the CMHC premium is paid in cash.
