OwnerCost

Housing cost, not a payment toy

OwnerCost is an independent planning site for the monthly and day-one cost of owning a home in the United States, the United Kingdom, Australia, Canada, Germany, the Netherlands and Singapore. It is not affiliated with any lender, broker, insurer or government, and it does not sell leads.

What the tools do

Four tools per market: owner cost (payment plus tax, insurance, fees and mortgage insurance), affordability, refinance break-even, and day-one taxes and fees. Each market uses its own rules — for example England’s SDLT bands, NSW, VIC and QLD duty, CMHC premiums and the B-20 qualifying rate, provincial land transfer tax, German real estate transfer tax by state, Dutch transfer tax and Singapore’s BSD and ABSD.

How the numbers are kept right

Every rate and threshold lives in a versioned formula registry (currently OC-MTG 2.1.0) with automated tests built from the official examples published by tax offices and regulators. Each calculator page lists its official sources and the date the rules were last checked (24–25 September 2026). Rules that change on a schedule — NSW thresholds each July, and budget changes in every market — are re-checked when the change takes effect.

Where a rule applies but is not computed (for example the NSW and VIC first home buyer concession bands), the page says so instead of guessing.

Limits

Results are planning estimates. They are not advice, a recommendation to buy, refinance or wait, or an offer of credit. Your lender, conveyancer or tax office has the final figure.
