How lenders in the Netherlands assess affordability
The maximum mortgage is set by the Dutch mortgage-credit regulation (Tijdelijke regeling hypothecair krediet): your assessed income is multiplied by a financing-cost percentage from the regulation's annex. The percentages are updated each year on advice from Nibud.

For a fixed-rate period shorter than 10 years, the test uses the higher of the offered rate or a rate published by the AFM (at least 5%) — unless the loan is fully repaid by the end of that fixed period. Borrowing is capped at 100% of the home's value, with limited exceptions such as energy-saving improvements.

OwnerCost's 28% of gross income is its own planning ceiling for monthly owner cost. It is not the Dutch regulatory calculation, which uses income-dependent percentages.

How we calculate
Highest price at which the annuity, insurance and owners' association fees equal 28% of gross monthly income (OwnerCost's planning ceiling). Monthly rate = quoted nominal annual rate ÷ 12. Payment = P·i / (1 − (1 + i)^−n) over n months.
